This is what people actually mean when they search for an "all-inclusive villa" in Jamaica: a private house with a butler, a chef and a housekeeper included in the nightly rate. You plan the menus, the chef shops and cooks, and the housekeeper resets the place while you're at the beach. For a group of ten to fourteen it often works out cheaper per head than a comparable resort suite.

Before you book

In staffed Jamaican villas the labour is included but groceries are usually billed at cost on top. Confirm the food arrangement and the staff's working hours before you book.

Gated villa communities are the sweet spot for a lot of first-time villa renters: you get the space and privacy of a private house, plus a manned gate, tennis courts and a gym you'd otherwise only find at a resort. Add a private pool and included staff and it covers most of what people miss when they leave an all-inclusive behind.

Ten-bedroom villas are rare in Montego Bay, and they solve a specific problem: keeping a wedding party, a milestone birthday or a multi-family reunion together instead of scattered across resort floors. With a full staff on site the catering and cleanup stop being anyone's job, which is the real reason groups this size choose a villa over a hotel block.

Before you book

For events, ask the host directly about guest caps, vendor access and whether an event fee applies. Villa rates usually cover residents, not a party of visiting guests.

Ocean-view villas sit a street or two back from the water, and that small compromise usually knocks a meaningful amount off the nightly rate. You still get the view, the pool and the chef; you just walk or drive a few minutes to put your feet in the sea. For groups who plan to spend most of the day around the pool anyway, it's the best value on this page.

Before you book

"Chef services" is sometimes an optional add-on rather than an inclusion. Confirm whether the chef is in the rate and what the grocery arrangement is.

Staffed is not the same as all-inclusive

This distinction catches people out constantly. At a resort, all-inclusive means food and drink are paid for. At a Jamaican villa, "fully staffed" or "all-inclusive" almost always means the staff are included in the rate and the groceries are billed at cost. You are getting a household, not a buffet.

In practice that is often the better deal. You eat what you actually want, cooked fresh, at the hours you choose, and a week of groceries for a group is usually less than a week of resort dining supplements. But it is a different model, and you should budget for it rather than be surprised by it.

  • Chef or cook, housekeeper, and at larger properties a butler
  • Gardener and pool maintenance
  • Linens, towels, utilities and Wi-Fi
  • Use of the pool, grounds and any beach the villa owns

What is normally extra

  • Food and drink, bought for you and billed at cost
  • Staff gratuities, customarily around ten to fifteen per cent of the villa rate
  • Airport transfers or car hire
  • Excursions, babysitting, spa treatments and event fees

Finding a genuinely inclusive package

A small number of Jamaican villa estates do sell a true all-inclusive rate with food and bar covered. They are the exception rather than the rule, and they are priced accordingly. If that is what you want, ask the host directly before booking rather than relying on the listing headline.
