The gated lagoon communities east of Montego Bay give you calm water, a private beach that isn't shared with a hotel, and the quiet that comes from having no resort next door. It suits couples and small groups who want the villa to be the holiday rather than a base for going out.

Before you book

Seclusion cuts both ways: you'll want a car or pre-booked transfers, because these communities aren't walkable to restaurants or the Hip Strip.

Beachfront, waterfront, ocean view — they are not the same

Listings use these words loosely, and the difference matters more in Montego Bay than in most places. Beachfront should mean sand you can walk onto from the property. Waterfront often means the sea is at the boundary but the entry is rock or a sea wall. Ocean view means you can see it from the terrace and will be driving to it. Before booking, look for photos taken from the water looking back at the house — that tells you the truth faster than any description.

Why the lagoon villas are worth the premium

Much of Montego Bay's coastline is exposed, and the water can be rough with a rocky entry. The gated lagoon communities east of the city are sheltered, which produces calm, shallow, genuinely swimmable water. If you are travelling with children or nervous swimmers, this is the single feature most worth paying for.
